This deed made and concluded at the County of St. Louis in the State of Missouri on this nineteenth day of May in the year of our Lord eighteen hundred and thirty six by and between Silas Carrico and Delila his wife of said county of the first part and Aaron Todd of the said county of the second part witnesseth that the said party of the first part for and in consideration of the sum of one hundred and eighty seven dollars and fifty cents to them in hand paid by the said party of the second part, the receipt whereof is hereby acknowledged have granted bargained and sold and by this presents do grant bargain and sell unto the said party of the second part his heirs and assigns a certain tract or parcel of land lying and being within the county aforesaid on the Missouri River eastward of and adjoining the land upon which the said party of the first part now resides, to wit --

beginning at a stone which is the S.E. corner of the tract thence N 7 1/4 degrees, E 70 chains to a corner post on the bank of the Missouri River from which an elm 24 inches diameter xxxx S 10 degrees W 94 links distant, thence up the river S 58 degrees W 14 chains 84 links to a post corner on the bank of the river from which an elm 24 inches diameter being S 54 degrees W 61 links distant, thence S 7 1/4 degrees W along a new line, which is the eastern boundary of the tract of land now owned by the said party of the first part, and upon which they reside 61 chains 47 links to a stone near the bluff, thence S 82 3/4 degrees E 11 chains 30 links the beginning S.E. corner containing seventy five acres, be the same more or less --

the said described tract of land being part of a tract of land which the said Silas Carrico inherited by the will of his father Vincent Carrico, to have and to hold the said tract of seventy five acres more or less with all and singular the privileges and appurtenances thereunto in any wise appertaining or belonging unto him the said party of the second part his heirs and assigns forever --

and the said party of the first part for xxx xxx their  xxx Executors and administrators do covenant and agree with the said party of the second part that they will warrant and forever defend the right and title in fee simple to the said party of the second part his heirs and assigns forever against the claim or claims of any and all person or persons whatsoever --

In testimony whereof the said party of the first part have hereunto set their hands and affixed their seals at the county aforesaid on the day and date above written --

Be it remembered that on the nineteenth day of May in the year of our Lord Eighteen Hundred Thirty Six before me a Justice of the Peace within & for the County aforesaid personally came Silas Carrico & Delila Carrico Both personally known to be the persons whose names are subscribed to the foregoing instrument of writing as having executed the same & severally acknowledged the same to be there [sic] act  & deed for the purposes therein mentioned. 

She, the said Delila being by me first made acquainted with the contents thereof & examined separately and apart from her said husband, whether she executed the said deed and relinquishes her dower to the lands & teniments [sic] therein mentioned voluntarily, freely, and without compultion [sic] or under influence of her said husband, acknowledged & declared that she executed the said deed & relinquishes her dower in the lands & teniments [sic] therein mentioned voluntarily, freely & without compultion [sic] or under influence of her said husband.

I, John Ruland, Clerk of the Circuit Court  and Ex Officio Recorder for the County aforesaid, do certify that the within and foregoing deed was filed for record in my office on the second day of June A.D. 1836 and is truly recorded in Book X page 48 and following -

Peter Long & wife
purchasing property from
Aaron Todd who had purchased the property from
Silas Carrico

This indenture made this sixth day of June in the year of our Lord Eighteen hundred and thirty seven by and between Peter Long and Luanda Long his wife of the one part and Aaron Todd of the other part all being inhabitants of St. Ferdinand Township County of St. Louis and State of Missouri witnesseth that for and in consideration of the sum of five hundred and twenty five dollars in hand paid to the said party of the first part by the said party of the second part, the receipt whereof is hereby acknowledged, have granted, bargained and sold  and by these presents do grant, bargain and sell unto the said party of the the second part --

his heirs and assigns a certain tract piece or parcel of land lying and being in the County aforesaid on the Missouri River and bounded by the following Courses and distances (viz.) beginning at a stone the S.E. Corner of said tract thence N 1 degree 15 feet E 70 chains to a corner post on the bank of the Missouri River, from which an  elm 24 inches diameter bears S10 degrees W 94 links distant, thence up the river S 58 degrees W 14 chains 84 links to a post corner on the bank of the river from which an elm 24 inches diameter bears S 54 Degrees W ?1 links distant, thence S 70 degrees 15 feet  N 61 chains 47 links to a stone near the bluff, thence S 82 degrees 45 feet E 11 chains 30 links to the place of beginning containing seventy five acres, be the same more or less. 

The above described tract of land is the same conveyed this day by the said party of the second part -- to the said party of the first part, and is the same purchased by the said party of the second part of Silas Carrico and Delila his wife by deed now on record in the Recorders office of said county in Book X page 48 and following and being a part of a tract of land which the said Silas Carrico inherited by the will of his father Vincent Carrico To have and to hold the above described tract of land with all and singular the here xxx and appurtenances thereunto belonging or in anywise appirtaining to the same, unto him the said party of the second part his heirs and assigns forever -

and the said party of the first part for themselves their heirs Executors and administrators do covenant and agree with the said party of the second part that they will warrant and forever defend the right and title in fee simple to the said party of the second part and to his heirs and assigns forever against the claim or claims of each and any person or persons claiming the same or any part thereof -- nevertheless upon these express conditions that the said Peter Long party of the first part has given to Aaron Todd party of the second part three promissory notes of hand the first payable eight months after date for the sum of one hundred dollars and the second payable sixteen months after date for the sum of two hundred and thirty seven dollars and fifty cents, the third and last for the like sum of two hundred and thirty seven dollars and fifty cents making in the whole the sum of five hundred and seventy five dollars --

now if the said Peter Long party of the first part shall well and truly pay to said Aaron Todd party of the second part the several notes of hand as they respectively become due and discharge the total amount at the expiration of said term of two years then this mortgage deed to be null and void otherwise to remain in full force and virtue --

This day personallay [sic] appeared before me, the Judge of the Probate Court, for the County of St. Louis, the undersigned, Walter Carrico who being by me duly sworn, upon his oath saith that to the best of his knowledge there are the following heirs of Silas Carrico deceased, now in being; to wit:
-Delilah the widow of said deceased and
-James a son and
-a daughter of said deceased whose name is unknown
All of whom reside in the County of Saint Louis in the State of Missouri and that to the best of his knowledge that the said deceased died without a will, as far as he knows and believes; and that he will well and truly administer all and singular the goods and chattels, lands and tenements, rights and credits of the said deceased, and pay his debts, as far as the assets which may come to his hands will extend, and the law direct; and that he will make a true and perfect inventory of all the goods and chattels, rights and credits of the said deceased, and account for and pay over, according to law, all assets which shall come to his hands, possession or knowledge.

Received S Louis September 10th 1845, of Walter Carrico administrator of the Estate of Silas Carrico deceased the Sum of Two hundred and Eleven dollars and thirty three & a half Cents, it being in full for and on account of the distributive Share of the Estate of the Said Silas Carrico decd to which I as guardian of James Carrico a minor, the son of the said Silas Carrico deceased, am entitled as will more fully appear reference being had to the order of distribution made by the Probate Court of S Louis County of even date herewith.
