At the Request of John Waters the following deed was recorded 2nd day of
November Anno Domini 1802 ~
    This Indenture made the ninteenth day of October in the year
Eighteen hundred and two. Between Vincent Carrico of New Spain in the
Upper Lusianna of the one part and John Waters of Charles County in the
State of Maryland of the other part. Witnefseth that the said Vincent
Carrico doth hereby convey to said John Waters all his right and claim
to a certain tract or parcel of land lying and being in Charles County
and known by the name of New Branford in estate tail. And Whereas one
Act of Afsembly of Maryland Entitled an Act concerning Estates tail
and the Jurisdiction of the County Courts pafsed at a Sefsion of Afsembly
of Maryland held at the Sity of annapolis on Tuesday the fifteenth day
of June Seventeen hundred and Seventy three, it is Enacted and declared
that any person or persons siezed of any Estate tail in pofsefsion reversion
or remainder shall have full power to grant bargain sell and convey any
lands tenements or hereditaments whereof he she or they be so seized by
such manner and form of conveyance or afsurance as any person seized
of an Estate in Fee Simple, may by the laws of this province grant
bargain sell and convey any lands tenements hereditaments whereof such
persons is seized of any Estate in Fee simple, and all and every such
grants bargains Sales and conveyances of any person or persons so seized
in tail shall be good and available to all intents and purposes against
all and every person and persons whom the grantor bargains or vender
might or could debar by any mode of Common recovery or any ways or
means whatsoever, any laws or ways to the contrary Notwithstanding,
This Indenture therefore further witnefseth that the said Vincent Carrico

for and in consideration of One hundred and five pounds Current Money
of the aforesaid State, to him by John Waters in in hand paid before
the ensealing and delivery of these presents hath granted bargained sold
made over aliened and confirmed and by these presents doth hereby grant
bargain sell make over alien and confirm unto the said John Waters
and his heirs, part of the aforesaid tract or parcel of land called New
branford lying and being in Charles County it being one Sixth part
of the said tract or parcel of land supposed to be Ninety two acres more
or lefs. To Have and to Hold the said tract or parcel of land together
with all the wood buildings orchards and other improvements with the
appurtinances on the said land and premises or thereunto belonging or
in any manner or ways appurtaining with all the estate right title claim
interest and demand of Vincent Carrico in and to the same and every
part thereof to the said John Waters and his heirs to him and there  only
 use and behoof forever. and the said Vincent Carrico him and his heirs
the same tract or parcel of land and premises and every part thereof
with the appurtinances against him and his heirs and against all and
every person or persons whatsoever claiming or to claim by from or under
them there heirs or afsigns to the said John Waters his heirs and afsigns
shall and will warrant and forever defend by these presents. In witnefs
the said Vincent Carrico hath hereof set his hand and affixed his
seal this day and year first above written.

On the back of the aforegoing Deed is thus written to wit.
    Be it Remembered that on the 19th day of October 1802, Came Vincent
Carrico party to the within indtrament of writing, before us Two Justices
of the peace for Charles County and Acknowledged the same to be his
Act and deed, and the land with its appurtinances therein bargained
and sold to be the right Title property and Fee Simple Estate of John
Waters therein also named his heirs and afsigns forever, according to
the purport true intent and meaning of said Instrument of writing
and the Act of afsembly in such cases made and provided ~
