At the
Request of James Carrico of John the following Deed was recorded this
15th day of December 1785.
This Indenture made the 3rd day of
November in the year Seventeen Hundred and Eighty five Between George
Keeth of Prince Georges County In the State of Maryland of the one part
and James Carrico of John of Charles County of the other part
Witnesseth that the Said George Keeth doth hereby convey to the said
James Carrico of John all his right and claim to a certain Tract or
parcel of Land lying & being in Charles County and known by the
name of New Branford in estate Tail and whare as by one act of assembly
of Maryland Entitled and act concerning Estate tail and the
Jurisdiction of the County Court passed at a session of assembly begun
and Held at the City of Anapolis on Tuesday the 15th Day of June
Seventeen Hundred and Seventy three it is Enacted and Declared that any
Person or persons seized of any Estate Tail in possession reversion or
remainder shall have full power to grant, bargain, sell, and convey any
lands Tenements or Heredelaments where of he she or they shall be so
seized by such manner and form of Conveyance and assurance as any
person seized of an estate in fresimple may by the law of this
providence grant bargain Sell and convey any Lands Tenements or
Hereditaments where of persons is seized of any estate in fresimple and
all & every such Grants bargains sails and conveyances of any
person or persons so seized in tail shall be good and available to all
intentes and purposes against all and Every person and persons whom the
granter or bargainer or vender might or Could Debar by any made of
common recovery or any ways or means whatsoever any Law or usage to the
Contrary notwithstanding. This Indenture thencefore further witnesseth
that the said George Keeth for and in consideration of six thousand
pounds of Tobacco to him by said James Carrico of John in hand before
Ensealing and Delivery of these presents Doth hereby Grant bargain sell
make over alien and Confirm unto the said James Carrico of John and his
Heirs

the aforesaid Tract or parcel of land
called or known by the name of New branford Lying and being in Charles
County it being one Sixth part of Said Tract or parcel of Land supposed
to be ninety three acres more or less To Have And to Hold the said
Tract or parcel of Land together with all woods buildings orchards and
other improvements, with the appurtenances with all the Estate Right
Title Claim Interest and Demand whatsoever of the said George Keeth in
and to the same and every Part to the said James Carrico of John and
his Heirs to him and their only use and behoof for Ever and the said
George Keeth Him and his Heirs the same tract or parcel of land and
premises & Every part thereof with the appurtenances against him
and his Heirs for Ever, whatsoever Claiming or to Claim by from or
under his heirs or assigns to the said James Carrico of John his heirs
or assigns shall and will warrant and forever Defend by these presents
in Witness whereof the said George Keeth hath hereunto set his hand and
affixed his seal the Day and year first above written.

On the Back of the foregoing Deed was then written to wit.

County xxx Novem 3rd 1785, Then came George Keeth party to the within
Deed & acknowledged the within writing to be his act & deed
& the land & premises within mentioned to be the right and
proper Estate of the within mentioned James Carrico his heirs and
assigns forever, according to the true intent & meaning thereof,
and of the act of assembly in such case made & provided, at the
same time came Monica wife to the said George Keeth and acknowledged
her right of dower to the within mentioned land and premises to be in
the said James Carrico his heirs & assigns forever, and being by us
privately examined out of the hearing of her said husband did declare
that she made the above acknowledgement freely and voluntarily without
being induced thereto by any fears or threats of her said husband or
for fear of his displeasure . . Before
