At the request of Athur Smoot the following Deed was Recorded this 19th February Ano 1781 ~
State of Maryland. This Indenture made the sisxth day of January one thousand
Seven Hundred and Eighty one Between James Carrico of Peter of Charles County in the State afd
the one part and Arthur Smoot of the same County in the state aforesaid of the other part
Witnefseth that the said James Carricoe of Peter for and in Consideration of the sum of Three
Thousand Three Hundred pounds of nett crop tobacco to him in hand paid by the said Smoot
the receipt whereof the said Carrico doth hereby acknowledge and himself to be therewith
fully satisfied Contented and paid and from every part and parcell therof doth fully
clearly and absolutely exonerate acquit and discharge the said Smoot his heirs Executors
and Administrators by these presents hath bargained Sold and aliened Enfeoffed Transferred
and made over and by these presents doth bargain sell alien enfeoff transfer and make
over unto the said Smoot his heirs and afsigns for ever all his the said Carricoes Right
title claim property and interest of in and to part of the following parcell of land lying
in Charles County and being part of a tract of land called Maidstone and bounded as
follows. Beginning at a bounded birtch of the said tract and also a bounder of Hunts
Venture runing thence north forty Eight Degrees East Seventy five perches and runing thence
North Sixty degrees west fifty five perches and runing thence to the Beginning Containing
Twelve acres more of Lefs Together with all Singular the rights members and appurtunances
to the Same belonging or in any wise appurtaining and the said Carrico for himself and
his heirs doth further Covenant and agree with the said Smoot his heirs and afsigns that
any Reversion or Reversions Remainders or any other right or title that may hereafter
by any means whatsoever Occur to the said Carrico or his heirs shall be vested in the said
Smoot and his heirs and afsigns to the aforesaid parcell of Land To have and to hold the
aforesaid parcel of Land and premifses with all and every their Right members and
appurtinances unto him the said Smoot his heirs and afsigns forever and the said Carrico
doth further Covenant and agree to himself and his Heirs with the said Smoot that he
the said Smoot his heirs and afsigns shall and may forever hereafter quietly peaseably
so far as relates tot he said Carrico or his heirs Have hold occupy and pofsefs the
Land and premifses aforesaid and that the said Carrico will warrant and defend
the same against himself and his heirs but not against any other person or persons

Whatsoever it not being the intentions of the parties that this Deed should contain a General
Warranty to the said Smoot his Heirs and afsigns forever In Witnefs whereof I have hereunto set
my hand and affixed my seal the day and year first above Written ~

    On the back of the foregoing Deed was thus endorsed to wit ~~
Charles County Sl January 6th 1781 Then came James Carricoe before us two of the Justices of
the peace for the County aforsaid and acknowledged the within Indenture to be his Act and
Deed and the within mentioned land and premifses to the right property and Estate of the
within mentioned Arthur Smoot his heirs and afsigns forever at the same time came Elizabeth
wife to the said James Carricoe and being by us privatley Examined and out of the hearing
of her said Husband and acknowldged her right of Dower to the within Land and premifses
to be in the said Arthur Smoot his heirs and afsigns forever and that she did the Same
freely and willingly without any threats from her Husband or fear of his displeasure
