At the request of James Carricoe the following Deed was Recorded this 14th June Anno Domini 1780
State of Maryland.  This Indenture made the Twenty fifth day of March one thousand
Seven hundred and Eighty Between Richard Carnes of Saint Marys County in the state aforesaid of the
one part and James Carricoe of Peter of Charles County in this state aforesaid of the other part Witnefseth
that the said richard Carnes for and in consideration of the sum of Seventeen thousand four hundred
pounds of net Crop Tobacco to him in hand paid by the said Carico the receipt whereof the said Carnes
doth hereby acknowlege and himself to be therewith fully satisfied Contented and paid and from
every part and parcel thereof doth fully clearly and absolutely exonerate acquit and discharge the
said carico his heirs Executors and Administrators by these presents hath bargained sold and aliened
Enfeoffed transferred and made over and by these presents doth bargain Sell alein Enfeoff transfer and
make over unto the said Carico his heirs and afsigns forever all his the said Carnes right title claim
property and Interest of in and to part of the following parcel of land lying in Charles County and
being part of a tract of land called Maidstone and bound as follows begining at a bounded stone
now placed in the south east line of Maidstone at the Eighty nine perches and runing thence
with the said line South East forty one perches to a bound white oak thence runing south six degrees
 west one hundred and thirty six perches to a bounded Burch of Hunts, thence runing North forty Eight
Degrees East one hundred and Seventy five perches to a Pochickory thence Running north nine Degrees
East Seventeen perches to a bounded white oak of Canterbury thence running north Twenty one Degrees
west Ninety four perches thence with a straight Line to the Begininning Containing one hundred
and Twelve Acres more or Lefs Together with all and Singular the rights members and appurtenances
to the same belonging or in any wise appurtaining and the said Carnes for himself and his heirs
doth further Covenant and agree with the said Carico his heirs and afsigns that any Reversion or
Reversions Remainder or any other Right or title that may hereafter by any means whatsoever
accrue to the said Carnes or his heirs shall be vested in the said Carico and his heirs and afsigns
to the aforesaid parcell of Land To have and to hold the aforesaid parcell of Land and premifses
with all and every their Rights members and appurtenances unto him the said Carico his
heirs and afsigns for ever and the said Carnes doth further Covenant and agree for himself
and his heirs with the said Carico that he the said Carico his heirs and afsigns shall and may forever

Peaceably, so far as relates to the said Carnes or his heirs have hold Occupy and pofsefs the Land
and premifses aforsaid and that the said Carnes will covenant and defend the same against ~
himself and his heirs by not against any other person or persons whatsoever it and being the
intention of the parties that this Deed should Contain a general Warranty, to the said Carico
his heirs and afsigns forever. In Witnefs whereof I have hereunto set my hand and affixed

              On the back of the foregoing Deed was thus endorsed to wit ~~
State of Maryland Charles County pt March 25th 1780 Then came the within named Richard
Carnes before us the Subscribers two of the Justices of the peace for the County aforesaid and Ackow
-ledged the within Deed to be his Act and Deed and the Land and premifses therein mentioned to
be the right and estate of the within named James Carricoe his heirs and afsigns forever at the
same time came Mary Carnes wife of the within named Richard Carnes who being by us
privately examined Acknowledged her right of Dower and that she did the Same freely and
voluntarily without being thereunto induced by fears or threats by her siad Husband or through
fear of his displeasure ~ Acknowledged before
