At the Request of Phadelmus Sims the following Deed was Recorded the 22d of February Anno Domini
1758 ~~~ Maryland Charles County fst this Indenture made the first day of February in the year
of Our Lord one thousand Seven hundred and fifty Eight by and between Abel Carricoe of Charles County in the
province ------afsd planter of the one part and Phadelmus Sims of the same County and province
afsd Planter of the other part Witnefseth that the Said Abel Carricoe for and in Consideration of the
Sum of four thousand two hundred and fifty Seven pounds of Tobacco to him in hand paid by the Said
Phadelmus Simms before the Ensealing and Delivery of these presents the Receipt whereof  he doth hereby
Acknowledge and of Every part and parcell thereof Exonerate requitt and Discharge the Said Phadelmus
Sims his heirs Executors and administrators by these presents and for divers other good Causes and
Considerations him hereunto moving Hath given granted sold aliened Transferred and made unto the said
Seal
Phadelmus Sims his heirs and afsigns for Ever all that part of a Tract or parcell
of land Called St Georges Situate lying and being in Charles County afsd beginning at a
Small Cedar tree Running thense West Eighty Eight presches thence South Nine
perches thence west forty four perches thence South Sixty nine perches to the
Line of Peter Woods land thence with the said Woods line till it partakes the
line of John Biggs thence to the Beginning containing forty Eight acres more or lefs together
with all Dwelling houses Mefsuages Buildings Barns Stables Gardens & orchard
profits advantages and appertunances whatsover to the Said Tract or parcell
of land and premifses belonging or in any wise appertaining to have and to hold the Said Tract
or parcell of land and premises with the appertunances unto the Said Phadelmus Sims his
heirs afsigns for ever without let Trouble suit denyal Eviction Ejection Mollestations or
Interuption of him the Said Abel Carricoe his heirs Executors and administrators or any of them and
or of by any other preson or persons whatsoever Claiming by for or under him them or any of them
and that the Said Abel Carricoe and his heirs aforementioned Tract of land and premifses with
the appertunances unto him the Said Phadelmus Sims and his heirs and afsigns for ever against
him the Said Abel Carricoe and his heirs or any person or presons whatsoever Claiming by for
or under him them or any of them Shall and will warrant and for Ever defend In Wittnefs
the said Abel Carricoe hath hereunto Set his hand and Seal this day and year above mentioned

Charles County Viz   February 1st 1758 Then Came Abel Carricoe Subscribing party to the within Deed and acknowledged the same to be his act and deed and the land and premifses therein mentioned to be Right Title property and Estate of Phadelmus Sims his heirs and afsigns for Ever And at the same time came Ann Wife of the Said Abel Carricoe
and acknowledged the Right of Dower to the within land and premifses and being by us privately Examined out of the
hearing of her Said husband declared that she acknowledged it freely and willingly without being Compelled thereto
by threats of her husband or fear of his displeasure Jno Winter

February 1st 1758   This day received of Phadelmus sims the sum of four thousand two hundred and
Twenty pounds of Tobacco in full for the within mentioned Land and premifses

fee on the within mentioned Land for the use of the Lord Baltimore and by Virtue of a Commission
